It's wonderful to tidy up, scrub, and pre-pack before your Professional Stager arrives. But please have your Stager in, early enough in the process, to advise on what to keep for staging.
Leave unpacked any large-scale accessories, decorative bowls, artwork, and books. (You may be surprised and delighted about how we work with your items to create a different look and feel.)
A too-empty space can feel sterile, unwelcoming. Your Stager helps strike the right balance, identifying what will bring out your property’s best features, suggesting what to pack away, and helping you to source anything you don’t already have.
“If you are planning a major downsize, a Stager can offer guidance on which items to keep for your new place,” says Jessa, Lead Stager at Fresh Moves in Calgary.
In a perfect world, we would eliminate everything we don’t want or need before we move. But that isn’t always possible for busy sellers. Decision fatigue is real.
Don’t overwhelm yourself trying to do it all at once. Instead, try carving out a few weekends and evenings for sorting and packing. And, invite a variety of friends and family over to help.
Catching up with friends over boxes and packing paper is the perfect time to tell stories of all the hijinks and love shared in your home. The energy of your ‘emotional support humans’ will also help to keep the whole project moving forward.
Pro Tip: It’s better to space this out over a few days or weeks (longer if you can), rather than having “too much help” arrive all at the same time.
Set up (and add signage for) an area for packed boxes; one for items to donate; and an area for garbage and recycling.
Clear off surfaces like tables, chairs, and countertops. These are ideal for sorting and setting boxes when you're packing, to avoid constant bending.
Pro Tip: Make sure you're leaving yourself enough room to move around safely. When unloading cabinets and shelves to pack, collections tend to expand before they shrink into the boxes.
Packing and decluttering are dry, thirsty, and fatiguing. Keep your energy up with healthy hydration, and maybe save the champagne for your new home.
Have protein snacks and premade meals on hand for easy fueling.
Prioritize your energy and don’t worry too much about ‘getting it right’. You may have been putting off a big declutter for months or years. If some unsorted boxes or drawers get packed “as-is” and taken along for the move … celebrate your successes anyway!
Every item assessed, and either packed or released, is a success. Cheer yourself on for each baby step.
Pro Tip: Many people suggest packing or decluttering by category - think clothes, books, kitchen gear - rather than just geography. But when you’re also preparing to move, sometimes “geography rules”. Emptying a whole closet of its contents and getting it boxed up takes much less thought than carefully sorting. The satisfaction of seeing a pared-down entry closet, with just the seasonal coats, shoes, and hats of this moment, can give you a needed boost when the tasks seem endless.
Keep. Donate. Toss. Recycle.
If you don’t love it, find it useful, or enjoy picturing it in your next home, then it’s time to let go.
The goal? Remove anything that doesn’t enhance the space.
Some personal items will be donated, but others will simply be pre-packed, ready to go back into service at your new home.
Cords. Family pics. Excess toys. Cat towers. These are not lifestyle items to display when selling. Your home is changing outfits and identity into a property for sale.
We mean no shade or shame to the way you like to live! Our own homes are very well-loved, and not market-ready. When staging to sell, we must prioritize the buyers’ eye, not our own.
“We’re not just making things look good,” says Jessa, Lead Stager at Fresh Moves. “We’re showing buyers the potential of the property, and leaving intentional space for their own emotional connections.”
The less visual noise in a room, the more buyers can see (and feel) what they’re buying.
Pro Tip: It’s ok to have an “Undecided” section, while going through the process. Moving and selling deadlines come with enough pressure of their own. Decisions might be clearer later.
Once the clutter’s out, you can pack with purpose.
Pack a First 24 Hours Suitcase for each family member. Include the essentials for a weekend away. A few changes of clothes, jammies, basic toiletries, medication, snacks, pet needs. No one wants to dig through 17 boxes for a toothbrush or Mr. Crimbles’ kibble on their first night at their new home.
Consider renting hard-sided bins if you can.
If not: Use mainly small boxes. Wine boxes are perfect for most packing – they’re the right size to hold many of the smaller items that live in our homes, which aren’t individually heavy, but quickly gain mass in a group (dishes, toiletries, tools, books).
Label everything by room, even if you don’t have time to spell out the contents.
If you can, then list the contents specifically, and pack like with like. It took me most of a month to find my printer cord after my last move… which was annoyingly, not with my printer, or other cords.
The lighter items we own can sometimes be used as stuffing (teddy bears, towels, throw pillows).
Use clothing and linens to wrap fragile items. Towels, recycling, and even reusable grocery bags can make effective wrapping for your precious belongings.
Pro Tip: Label the First 24H Kits carefully. Then make sure they go into the front seat of your car, not a big moving van. (Ask me how I know.)
If you’re staging while still living in the property, you may need to move out some bulky items. Professional movers are among your best friends. Reliable Calgary moving companies can help store, shift, or temporarily relocate your things so your home is clean, open, and photo‑ready.
Trying to DIY this part? Remember that even if you’re only packing, and someone else is doing the moving, there is plenty of unpacking and moving things around, awaiting you in your new home. Save a little energy to put into your new place!
Pro Tip: Unless you’re highly fit, with a crew of equally strong friends and family – the cost of pro movers is absolutely worth it. It’s too easy to get injured if you’re moving things heavier than you’re used to. Don’t risk it.
With your belongings streamlined and boxes out of sight, it’s showtime.
This is when Fresh Moves Home Staging steps in to style your home with purpose.
We arrange furniture, layer textures, and add in the missing pieces to dial up lightness and space in every room.
“This isn’t decorating,” says Jessa. “This is storytelling. When buyers walk in, we want them to feel like they are Home at last.”
A properly staged home feels elevated, calm, and full of possibility. And that starts with a tidy, well-organized base.
